MINUTES OF ZONING HEARING BOARD MEETING

 

The zoning hearing board of Palmer Township met on Wednesday July 5, 2006, at 7:30 P.M. in the Palmer Memorial Library, One Weller Place, to hear the following appeals.  In attendance were Nicholas Noel III, zoning board solicitor, Charles Roseberry, board chairman, Cherie Kavanaugh and Daniel Caravetta, board members, and Robert Gibbons, alternate, for purpose of voting on minutes of June 6, 2006 meeting, John A. Embardino, zoning officer, and court reporter Ted Rewak.

 

A motion was made by Cherie Kavanaugh to accept the minutes of the June 6, 2006 zoning hearings.  Charles Roseberry seconded the motion, with all in agreement. 

 

06-26                  7:30 p.m.  Bill Dickerson, 920 Tatamy Road, is seeking a special exception pursuant to section 190-38 B, to conduct a part-time landscaping business as a home occupation in an MDR zone.

WITNESSES:  Bill and Cindy Dickerson; Tony Vallera, 930 Tatamy Road.

ACTION:  Daniel Caravetta made a motion to grant this special exception with the conditions that equipment may not be stored outdoors, and the dump truck and flat trailer as referenced in testimony may not be stored on site and no materials may be stored on site.  The home occupation must meet the requirement that no more than the allowed 25% of dwelling area may be used as office space and all other regulations pursuant to home occupations must be met.  The motion was seconded by Cherie Kavanaugh, with all in agreement.

 

06-27                  7:40 p.m.  Gary and Deborah Harris, 3017 Swanson Street are seeking a special  exception pursuant to section 190-38 C, to convert their single family detached dwelling, located in an MDR zone, into a dwelling with an accessory apartment.  They are also seeking a variance for relief from the required area of the apartment pursuant to section 190-211 E (4) (c).

WINESSES:  Gary and Deborah Harris; Mable Rouse, 3022 Swanson Street.

ACTION:  Cherie Kavanaugh made a motion to approve this special exception for an accessory apartment, and the requested variance for a 594 square foot living area, on condition that the apartment is to be used for family members only and upon no further need, or prior to the sale of the premises, the kitchen shall be dismantled.  The motion was seconded by Daniel Caravetta, with all in agreement.


06-28                  7:50 p.m.  Edward and Jessica Richline, 219 N. Greenwood Avenue, are seeking a special exception pursuant to section 190-38 C, to convert their single family detached dwelling, located in an MDR zone, into a dwelling with an accessory apartment.

WITNESS:  Edward Richline.

ACTION:  Daniel Caravetta made a motion to approve the special exception as an accessory apartment for a relative upon the condition that upon no further need, or prior to the sale of the premises, the kitchen be dismantled.  The motion was seconded by Cherie Kavanaugh, with all in agreement.

 

Having no further business to discuss, the hearing was adjourned
