MINUTES OF ZONING HEARING BOARD MEETING

 

The zoning hearing board of Palmer Township met on Tuesday, May 5, 2009, at 7:30 P.M. in the Palmer Memorial Library, One Weller Place, to hear the following appeals.  In attendance Nicholas Noel III, Esq., zoning board solicitor, Charles Roseberry, board chairman, Cherie Kavanaugh board member, and Dan Caravetta board member, James Raudenbush, zoning officer, and court reporter Ted Rewak. 

 

Cherie Kavanaugh made a motion to accept the minutes of the April 7, 2009, zoning hearings.  The motion was seconded by Charles Roseberry, with all in agreement.

 

09-10 7:30 p.m. 60 Craige St. Elizabeth Miller is seeking a variance pursuant to section 190-53 E (3) to construct a deck that would be closer than the required 20 foot rear yard setback. The applicant is also seeking relief from section 190-54H (5) to be able to have a deck with a roof located on the lot line along which dwellings are attached.  This property is located in a High Density Residential zoning district.

Witnesses: Elizabeth Miller and Chris Cunningham

Action: Dan Caravetta made a motion to grant a variance to build a deck and porch roof along a property line in which dwellings are attached with the following conditions. The deck will be kept 5’ off of the rear property line and water from the porch roof will be directed away from 62 Craigie St. The motion was seconded by Cherie Kavanaugh with all in favor.

 

09-11 7:40 p.m. 2664 Northwood Ave., Matthew E. Lambert is seeking a variance under section 190-211(15)[2][ii] to build a garage that’s larger than the 800 square foot maximum. The applicant is also seeking relief under section 190-33E (3) to extend a front porch further into the required front yard setback. This property is located in a Low Density Residential zoning district.

Witnesses: Frank Lambert, Matthew Lambert, Janay Jarrell

Action: Cherie Kavanaugh made a motion to grant a variance for a 30x40 garage with the eastern part of the property line being screened with either a fence or evergreens running the length of the garage. Another condition of this variance is that the property owner will not be allowed to put any other accessory buildings on this lot. The motion was seconded by Dan Caravetta with all being in favor.

Dan Caravetta then made a motion to grant relief for a front porch with a roof having the following conditions. The porch addition will only extend to the east across the front of the house using the existing porch as a starting point. The depth of the new porch will be no larger than the existing porch. The porch roof will only cover the front door, will not exceed 6’ in width, and be no deeper than the existing front porch. The motion was seconded by Cherie Kavanaugh with all in favor.

 

Having no further business to discuss, the hearing was adjourned at 9:15.
