MINUTES OF ZONING HEARING ON TUESDAY, OCTOBER 7, 2003

 

 

The Zoning Hearing Board of Palmer Township met on Tuesday, October 7, 2003, at 7:30 p.m. in the meeting room of the Palmer Memorial Library.  In attendance were Chairman, Dan Caravetta, board members, Charles Roseberry and Cherie Kavanaugh, zoning officer, John A. Embardino, Ted Rewak, court reporter, and solicitor, Nicholas Noel.  No media representatives were present. 

 

 

03-39 – 7:30 P.M. – John and Mia Melhem, 3667 Mountain View Avenue, requesting a variance from section 190-33 E (3) requiring a 40-foot setback from a local street in an LDR zone. 

 

Witnesses:  John and Mia Melhem.

Hearing was continued to November 5, 2003 meeting.

 

03-40 – 7:40  P.M. – Huynh Long 309 Carbon Street requesting a special exception per section 190-38, for a home occupation for a nail salon and permanent make-up business in a MDR zone.

 

Witnesses:  Long Nuynh, Bernard O’Hare, Michael Gojdycz.

On a motion by Cherie Kavanaugh, second by Charles Roseberry, and all in favor, approval of a home occupation with hours by appointment, was granted with the business to comply with all home occupation regulations and have no Sunday business hours.

 

03-41      - 7:50 P.M. – Rizzolino, Joseph, Pat and Robert, operating a business at 2210 Corriere Road, requesting relief from section 190-191 A, to have multiple businesses in a PIC zoning district and an interpretation of section 190-192 A. 

 

Witnesses:  Joseph Rizzolino, Jeff Mette, Dennis DeEsch Esq.

A motion by Charles Roseberry, second by Cherie Kavanaugh, with all in favor, was passed to approve a fence business in a second building on the premises with approximately 1000 square feet of outdoor storage or exhibiting area. 

 

03-42      – 8:00 P.M. – Dean Fenstermaker, 1340 Tatamy Road, seeking a variance to erect two freestanding signs in a PO/IP zoning district.  Sections 190-185 A (5) and 190-179 J apply.

 

Witnesses:  Dean Fenstermaker.

A motion by Cherie Kavanaugh, second by Charles Roseberry, all in favor, was passed to approve a second 16 square foot non-illuminated free standing sign for a machine shop business.

 

03-43      – 8:10 P.M. – Marblehead Grille and Chowder House, 4101 William Penn Highway, represented by Jeffrey Mohler, requesting a variance for area of a wall sign in a GC zone in the William Penn Highway overlay district.  Section 190-267 B applies. 

 

Witnesses:  Jeffrey Mohler

Approval for an externally illuminated wall sign as presented was granted on a motion by Charles Roseberry, second by Cherie Kavanaugh, all in favor.

 

Having no further business to discuss, the hearing was adjourned.
